What makes a Finnwood home healthy?

Our homes are built using high-quality Finnish timber, which creates a warm, natural and comfortable indoor environment.

Clean indoor air is one of our highest priorities. We carefully consider the complete building envelope, including the slab, walls, windows, ventilation and internal finishes, to reduce the risk of condensation, moisture problems and mould growth.

Wherever possible, we also recommend selecting low-emission and low-VOC internal finishes, paints, oils, sealants and building materials.

How do you help prevent mould?

Preventing mould requires more than choosing one particular building material. The entire home must be designed and constructed to manage moisture, temperature, ventilation and condensation correctly.

Although they are not mandatory for every project, we strongly recommend and prefer to build our homes using:

  • A thermally broken or thermally decoupled concrete slab

  • A high-quality heat recovery ventilation system

  • A well-sealed and carefully detailed building envelope

  • Thermally broken, triple-glazed windows and external doors

  • Appropriate moisture management and breathable finishes

Together, these systems help maintain stable internal temperatures, control humidity and reduce areas where condensation may form.

Our objective is to create homes that are extremely energy efficient, resistant to moisture and mould problems, and genuinely healthy and comfortable places to live.

What is an HRV system?

HRV stands for heat recovery ventilation.

An HRV system continuously removes stale and humid air from areas such as bathrooms, laundries and kitchens while supplying fresh, filtered outdoor air to bedrooms and living areas.

Before the stale air leaves the building, the system recovers much of its heat and transfers it to the incoming fresh air. This provides continuous ventilation while reducing unnecessary heating and cooling losses.

We strongly recommend HRV ventilation for our projects because it helps provide:

  • Continuous fresh and filtered air

  • Improved indoor air quality

  • Better humidity management

  • Reduced condensation risk

  • Greater energy efficiency

  • A more comfortable and consistent indoor temperature

Depending on the client’s requirements, higher-grade filtration, including HEPA filtration, may also be considered.

Why do you recommend a thermally broken slab?

A conventional concrete slab can allow external ground temperatures to transfer into the building through the slab edges and structural connections.

A thermally broken or thermally decoupled slab is designed to reduce this thermal transfer. This helps maintain more consistent internal surface temperatures and reduces the likelihood of cold areas where condensation may form.

A properly designed insulated slab can improve:

  • Energy efficiency

  • Indoor comfort

  • Floor surface temperatures

  • Condensation management

  • Overall building performance

The appropriate slab design will depend on the site, soil conditions, engineering requirements, climate zone and selected heating system.

How long does manufacturing and delivery take?

Manufacturing and shipping the building package to the site typically takes approximately three to four months from the completion and approval of the required production information.

During this period, the Australian site works can proceed. These works may include:

  • Site clearing and excavation

  • Service connections

  • Drainage and stormwater works

  • Electrical preparations

  • Concrete footings and slab construction

  • Termite protection

  • Crane and delivery planning

Careful coordination allows the site to be ready when the building materials arrive from Finland.

Timeframes are indicative and may be affected by design changes, approvals, manufacturing schedules, shipping conditions and site readiness.

How long does construction to lock-up stage take?

The construction period varies depending on the size and complexity of the home, site access, weather conditions, crane access and the selected building design.

For a typical single-storey, three-bedroom home, the expected construction time for the log walls and primary roof structure to reach lock-up stage is approximately two weeks.

More complex homes, two-storey buildings, difficult sites and projects with large structural elements may require additional time.

What is included in the lock-up stage?

The exact lock-up scope is confirmed separately for each project.

Generally, lock-up means that the main structural building envelope has been completed and the home can be secured and protected from the weather. Depending on the agreed scope, this may include:

  • Log wall installation

  • Structural framing and beams

  • Roof structure

  • Roof covering

  • Windows

  • External doors

  • External flashings and weatherproofing details

Internal services, linings, cabinetry, bathrooms, flooring and finishes are generally completed after the lock-up stage unless otherwise included in the agreed scope.

Are the windows double or triple glazed?

All windows and external glazed products supplied as part of our standard building system are triple glazed.

The window and door frames are also thermally broken to reduce heat transfer through the frame.

High-performance triple glazing helps provide:

  • Improved thermal efficiency

  • Greater indoor comfort

  • Reduced condensation risk

  • Better acoustic performance

  • Lower heating and cooling demand

  • More consistent internal surface temperatures

Window performance is an important part of creating an energy-efficient and healthy home.

Is any additional insulation installed within the external log walls?

No additional insulation is normally required within the external log walls.

For Australian residential applications, we typically use 204 mm engineered laminated timber logs, (CLT). We do offer other sizes to suit all applications, 134mm, 204mm and 270mm.

Once the logs are installed, they form the structure, insulation layer and finished internal and external wall surface in one solid building element.

An appropriate breathable oil, varnish, stain or paint system is then applied to the internal and external surfaces. This means there is generally no need for additional wall framing, insulation, plasterboard or external cladding over the main log walls.

The final wall specification is assessed as part of the project’s energy, structural, bushfire and building approval requirements.

Are the logs solid timber or CLT?

Our external wall systems are manufactured from engineered laminated timber logs.

Although the terms are sometimes used interchangeably, laminated logs are different from conventional cross-laminated timber panels. The timber sections are carefully selected, dried, laminated and precision-machined in a controlled factory environment.

This manufacturing process creates a strong, stable and highly accurate building component while retaining the natural appearance and characteristics of real timber.

Do the logs require maintenance?

Yes. Like every external building product, timber logs require ongoing inspection and maintenance.

The maintenance interval depends heavily on:

  • The location of the home

  • Exposure to sunlight, wind, rain and salt

  • The building’s orientation

  • Roof overhangs and verandas

  • Landscaping and surrounding vegetation

  • The selected external colour

  • The type of coating or finishing system

  • The quality of the original application

Lighter colours and well-protected walls will often require less frequent maintenance than dark colours or highly exposed elevations.

Regular inspections allow small areas to be cleaned, repaired or recoated before more extensive maintenance becomes necessary. Project-specific care and maintenance instructions are provided based on the selected finishing system.

Can the internal log walls be painted?

Yes. Internal log surfaces can be finished in several ways depending on the desired appearance.

Options include:

  • Clear or lightly tinted timber oils

  • Natural waxes

  • Breathable varnishes

  • White or coloured translucent finishes

  • Suitable interior paints

Many clients choose a combination of natural timber and lighter painted surfaces to create a modern interior while retaining the warmth and character of the logs.

We recommend using finishes that are suitable for timber movement and support good indoor air quality.

How is termite protection provided?

Termite protection is designed and installed in accordance with the relevant Australian Standards and local building requirements.

The termite management system typically includes physical barriers beneath the slab and around service penetrations.

The exact system will depend on the foundation design, site conditions, termite risk and the requirements of the building certifier.

Termite protection should always be combined with regular inspections and good property maintenance after construction.

Are Finnwood homes suitable for Australian climates?

Yes. Each home is designed for its specific Australian location and climate.

The building design may need to respond to:

  • Hot or cold climate conditions

  • Humidity

  • Coastal exposure

  • Bushfire requirements

  • Wind classifications

  • Snow or alpine conditions

  • Termite risk

  • Site orientation and solar exposure

  • Local planning and building regulations

The log system, windows, roof, slab, ventilation and mechanical systems are assessed as one complete building rather than as separate products.

Are Finnwood homes energy efficient?

Finnwood homes can achieve very high levels of energy efficiency when the complete building is designed correctly.

The solid timber walls provide thermal mass and help moderate indoor temperature changes. When combined with a thermally broken slab, triple-glazed windows, good airtightness, an insulated roof and an HRV system, the home can maintain a stable and comfortable internal environment with lower heating and cooling demand.

Final energy performance depends on the design, orientation, glazing areas, climate zone, insulation levels, air tightness and selected mechanical systems.

Can the homes be customised?

Yes. Our homes can be fully customised to suit the client, site, climate and budget.

The design can be developed from:

  • An existing Honka home design

  • A modified standard design

  • A client’s architectural concept

  • A completely custom design

We work with clients and project consultants to ensure that the design is suitable for engineered log construction and complies with Australian planning, structural, energy and building requirements.
